Total removal is not always the best or safest first choice. Depending on your budget and wall conditions, there are three main lead hazard management strategies:

Encapsulation Apply an EPA-recognized lead encapsulant (a specialized liquid polymer coating). Note: Standard latex or oil-based paint is NOT an approved encapsulant. Flat, intact walls with zero friction or peeling. High, but susceptible to gouges or water leaks.
Enclosure Cover the old lead surface with new drywall, wallboard, or vinyl cladding. Large wall areas, ceilings, and exterior trim. Permanent until future remodeling opens the wall.
Lead Paint Removal Strip off old paint completely using wet methods or heat units below 1,100°F. Windowsills, door frames, and peeling, high-friction trim. Permanent resolution for that specific surface.

Step-by-Step: How to Safely Remove Lead Paint

If encapsulation or enclosure will not work on your project, follow this step-by-step wet abatement process to execute lead paint removal without spreading hazardous dust into the rest of your home

  • Contain the Workspace

Clear all furniture, rugs, and belongings from the room. Lay heavy-duty 6-mil plastic sheeting across the floor, taping the edges securely to baseboards with painter’s tape to trap falling debris.

  • Seal Ventilation & Openings

Shut off your central HVAC system so dust cannot circulate through your ductwork. Cover all supply vents, air returns, windows, and interior doors with plastic sheeting taped flush around the trim.

  • Equip Proper Personal Protective Equipment (PPE)

Put on disposable Tyvek coveralls, boot covers, safety goggles, nitrile gloves, and an approved half-mask respirator fitted with P100 HEPA filter cartridges. Standard dust masks will not filter fine lead dust. 

  • Perform Wet Scraping

Grab a spray bottle filled with water and soak a small 3-foot section of the wall. Using a hand tool, begin wet scraping lead paint off the surface. Keeping the paint soaking wet prevents heavy metal dust from floating into the air. 

  • Perform Wet Sanding

Once the loose paint is gone, spray the surface again and start wet sanding lead paint using flexible sanding sponges. It takes a little extra patience compared to dry sanding, but it keeps your home safe. Never use electric sanders unless they attach directly to a certified HEPA vacuum.  

  • Clean Up with Certified HEPA Filtration

Vacuum all plastic sheeting using a true HEPA vacuum cleaner (standard shop vacuums blow lead dust back out into the room). Mist the plastic with water, fold it inward to seal in chips, seal it inside heavy trash bags, and clean all hard surfaces with wet disposable towels.

  • Dry Sanding: Never perform dry sanding of lead paint without containment. It pulverizes heavy metals into toxic airborne micro-particles.

  • Unfiltered Power Tools: Standard belt sanders, angle grinders, or power wire brushes fling large quantities of lead dust across the room.
  • Pressure Washing Interiors: Hydro-blasting indoor surfaces forces lead-tainted water into floor joints and baseboards, worsening mold and lead contamination.
