Importance of Proper Attic Ventilation
You may be wondering why it is important to ventilate the attic, a non-living space. Well, there are two main reasons to share with you, along with the different types of attic vents and how they work.
During the winter, a properly ventilated attic will act as a buffer between the heated living space and the frigid outside air. Without this buffer the warm house air will build up in the attic forming excess moisture. Without anywhere to go, the moisture will find its way into the home, contributing to the formation of mold & mildew.
The summer months provide another troublesome problem for attics without proper ventilation. If the attic is too hot, providing oven like conditions, the shingles will be baked from the underside. The shingles become dry and brittle, essentially cutting the life of the roof in half.
There are several types of attic vents, but the most common we see here in Texas are soffit, ridge, gable and power vents. Soffit vents act as an air intake and are located around the lowest perimeter of the attic, at the bottom of the roofs edge. Ridge and power vents are located on the high areas of the roof and are designed to act as an exhaust system. Gable vents are located on two sides of the attic and allow air flow in one side and out the other. It is important to have a balance of intake and exhaust to ensure proper ventilation. It is recommended that there be 1sq. ft. of ventilation for every 150sq. ft. of attic space.
